Cornubia is a multi- billion rand collaboration between the
eThekwini Municipality and Tongaat Hullett with the intent of creating a modern
African town centre. It is strategically
located within 1km from the Umhlanga/Mount Edgecombe interchange and is
directly connected to the New Umhlanga Town Centre. It has great visibility and
is easily accessible from the N2 highway, the M41 and Cornubia Boulevard. It is a mixed use development comprising of
residential, commercial and industrial sites which will cost an estimated R25
billion upon completion. It has been
declared a national priority project by Cabinet and is vigorously pursuing the
goal of becoming Africa’s most liveable city by 2030. The development is expected to create
48 000 new sustainable job opportunities over a period of 15 years and a
further 15 000 jobs during the construction phase.
The Cornubia development comprises a Town Centre, Shopping
Centre, Industrial Business Estate, N2 Business Estate and Business Hub. The Cornubia Town Centre forms the nucleus of
the interlinked corporate business and affordable residential components. The development will offer a host of
complementary uses and will augment the range and amenities to be found in the
neighbouring areas of Umhlanga and Mount Edgecombe. The retail development will thrive off the
large catchment and huge disposable income of Phoenix and surrounding areas,
making this the perfect base for businesses with large staff complements, such
as call centre operations and other labour intensive operations. Together,
the Cornubia development and Umhlanga mixed use precinct will form a massive
super node which will not necessarily compete with each other but should rather
add to and complement trading in the greater area.
The Indsutrial Business Estate will accommodate a wide
range of uses including warehousing, assembly, service, light industrial,
distribution, logistics, showrooms and offices.
Primary access will be off both the MR79 in Ottawa as well as the newly
opened MR458 (Longfolia Road) off the R102.
With the proposed Blackburn link road, it will eventually have
connectivity to the N2 freeway. The
Go!Durban Cornubia Boulevard will link the Industrial Business Estate to
Cornubia Town Centre and Umhlanga in the next few years.
The Cornubia N2 Business Estate is located in a prime
position immediately adjacent the N2 freeway, opposite uMhlanga Ridge Town
Cente. It is the ideal location for
commercial and business activities. In
addition it has convenient access to Cornubia Boulevard via Flanders
Drive/Marshall Dam interchange and the R102.
Permissable uses on the commercial development includes retail,
warehousing, office logistics and the service industry. The prime location, infrastructure and
upgraded road system will make the business estate a prized commercial site
attracting a wide variety of tenants once the logistics warehousing components
are established.
